SKILLS

Across my work history, old on the job training, a few rabbit holes here and there, I have learned quite a bit. Here you will find what I can do and just how I might be helpful to you.

ACCOMPLISHED

Running a business where you’re in charge of the marketing, employees, payroll and bookkeeping, paperwork and licenses but also step in to do the work - while also managing an apartment complex where you handle the remodeling and turn over of units, inquiries of current and future tenants as well as owners and co-management, while being a single parent does not come without learning very quickly to multi-task. I love pressure, I love being busy, I love having a full life. Learning how to prioritize projects and getting things done is a skill I didn’t even realize was valuable at first - it’s just something I do every day.

Multi-Tasking

ACCOMPLISHED

I started working at age 16 as a receptionist for an internet service provider. Every job I’ve had since has been in a customer service role. I don’t need a script to build a report with a human being. I understand when I should be quick and efficient, and when they need conversation. I understand what the conversation needs, how to ask open ended questions. I love people, I love communication.

Communication

ACCOMPLISHED

I learned later in life that entrepreneurship is using my creativity to make money. This served me well over the years. It isn’t ONLY that however. It has spilled over into promotional action for my property, evangelistic opportunities for the churches I work with, creative ways to help my community, interesting and unique ways to engage young kids and teens, fun ways to train, educate, help adults build community. Awesome ways to advertise, bless, and show love to others that they don’t see coming.

Ideas/Creativity

ACCOMPLISHED

You cannot open your own business without having to solve an unbelievable amount of problems. When you’re in the business I am in, they don’t stop. Every day is different and difficult. Problems range from financial to physical, personnel to space. I’ve mastered creative problem solving and outside the box thinking.

PROFICENT

Google Suite

I have used Google Suite - Gmail, Docs, Drive, One, Classroom, Chat, Sheets, Slides, Photos - for both my business and in property management to communicate, store, and shuffle documents. I’m not as familiar with Google Meet as I am with Zoom for meetings but I’ve used it on my phone easily.

PROFICIENT

I have used Quickbooks both for my own company but also to assist with the growth and development of an accounting firm a friend owns. For the last 22 months I have used Freshbooks accounting software for my own books.

PROFICIENT

Drake Tax Software

I have spent the last 5+ tax seasons helping a friend grow her accounting firm. I have received my PTin through the Federal Government and starting with 2022, purchased/used Drake to do personal and small business taxes with her firm.

PROFICIENT

I have used Appfolio for Property Management over the last 7 years. It tracks tenants, units, documents, inspections, financials, stores emails, notes, applications, etc.

Appfolio

EFFICIENT

I can certainly create a spreadsheet and add formulas. I run budgets, keep budgets, and use it to track data in literally every business I do. However - I don’t mark myself proficient because I know there is so much more Excel can do.

I type 120 words per min, and use Word easier than I do Google Docs. Again, I’m sure there are people who know all of Word’s secrets.

Office Suite

Docusign

EFFICIENT

I use Docusign with the accounting firm when finishing up all Tax Docs and getting things e-signed. It is on a few basic documents but I understand the gist once the document is uploaded.

PROFICIENT / EFFICIENT

I can back almost any trailer in/out of tight spaces within an inch of it’s life. I’ve been doing it for 10years now.

When it comes to most larger machines - excavator, forklift - I can use them pretty quickly with a small run down. I am not, however, certified. I just have to rent them on occasion to complete jobs. (Nothing beats chewing through an old single wide with an excavator!)
